How to find cash buyers for wholesaling.

How to find cash buyers for wholesaling: look for them in public records, trace the people behind the purchases, ask what they buy, and keep it all in one cash buyers list.

What a cash buyers list is

A wholesaler gets a house under contract and then sells that contract to an investor. That investor is almost always paying cash. Your cash buyers list is who you call the day you have a deal.

A good list is not just names. It says what each buyer wants, so you send the right deal to the right person.

Find cash buyers in public records

The best buyers are the ones already buying. The county records show you who they are:

  • Recent sales with no loan recorded. If a house sold and no mortgage was filed, the buyer likely paid cash.
  • Houses bought by an LLC. Investors often buy through a company. See the LLC guide to find the person.
  • Owners with several properties. A mailing address that shows up on many parcels usually belongs to a landlord.
  • Houses that sold twice in a short time. That is often a flipper.

Other places to find buyers

  • Local real estate investor meetups.
  • "We buy houses" signs and ads. Whoever put them up is a buyer.
  • Property managers, who know which owners are adding rentals.
  • Other wholesalers, who may share buyers on a deal.
  • Hard money lenders, who know who is buying in your area.

Get their phone numbers

Once you have a buyer's name and mailing address, skip trace them the same way you trace a seller. Tracepoint gives a new account 5,000 lookups free, one time, no card, and the numbers land in a CRM you can call from.

Scrub the numbers before you call. The DNC scrubbing guide shows how. Not legal advice: calling rules vary by state, so check with a lawyer.

Ask what they buy

On the first call, find out:

  • Which areas or zip codes they buy in.
  • Their price range.
  • The type of house: single family, small multifamily, land.
  • How much rehab they will take on.
  • How they close and how soon.
  • Whether they can show proof of funds.

Keep the list alive

Save every buyer with their buy box in your CRM, and tag them so you can pull the right buyers for each deal. Remove buyers who never respond. Add new ones every month from fresh county sales.

Before you send a deal, check the numbers work for the buyer with the wholesale deal calculator. To fill the other side of the business, read how to find motivated sellers.

FAQ.

What is a cash buyers list?

A list of investors who buy houses with cash, plus what each one buys: the areas, price range, type of house and how much rehab they will take on. It is who you call when you have a deal under contract.

Can I get a free cash buyers list?

You can build one for free. County deed records show recent sales, and many cash buyers are LLCs or landlords you can look up. Lists you download for free are often old and shared with everyone.

How do I know a buyer really has cash?

Ask for proof of funds, like a recent bank statement or a letter from their lender. Also ask what they have bought lately and check it against the county records.

Do do-not-call rules apply to cash buyers?

They can. A cold call is a cold call, even to an investor. Scrub the numbers first. This is not legal advice, so ask a lawyer about the rules in your state.

How do I get a cash buyer's phone number?

Find the person behind the purchase, then skip trace them. A new Tracepoint account gets 5,000 lookups one time, with no card.
